Details of our WinStack Stacking Software

 The real beauty of WinStack  is how easy it is to create and display Stacking Plans. The program allows complete flexibility so you can customize each Stacking Plan to suit your particular property management needs.
Only 3 basic steps are required to produce a professional-looking chart:

1. Enter The Data

WinStack  easily imports data from your lease analysis systems (Argus™), property management programs (MRI™, Timberline™, or Skyline™), or any database/spreadsheet applications, such as Excel™.

You can also enter data manually or copy and paste from a spreadsheet system.  [/one_third]

 

2. Choose Your Color Coding 

Tenants are grouped by a common factor (Lease Expiration Year, for example) and each group is assigned to a separate color and/or pattern for the Stacking Plan.

You can use WinStack’s pre-defined color-coded assignments, load a different customized template, or create your own.

3. Choose Formats…

Below are standard templates that come with the system.

Occupancy/Vacancy Statistics.
Expirations by Year.
Expiration by Square Footage.
Expiration by Quarter.
Expirations with Comments.
Lease Options.
Leasing Activity.
Average Floor Base Rent vs. Market Rent.

The secret to the success of WinStack is the use of templates, just like you might use within a spreadsheet system to automate repetitive tasks – only with WinStack, it’s easier. Winstack  provides more than 30 standard templates – or Configuration files – that can be quickly loaded to control Queries (how tenant boxes are color-coded), Fills/Patterns (colors and patterns), and Chart Items (the actual format or layout of the Stacking Plan). You can also create and save your own customized templates. Several Configuration files can be loaded consecutively to acquire the exact format you want.

Print or Display the Chart – WinStack  allows you to preview your Stacking Plan before you print, in order to check for any mistakes or changes. The chart can be as small one page, or can span any number of pages you want, high or wide. You can also transfer the Stacking Plan to Microsoft Word or PowerPoint by saving the stacking plan as an image file or to the ClipBoard. You can choose to have the image “transparent” so a background color or image in PowerPoint will “bleed” through.

IMPORTING DATA INTO WINSTACK

WinStack’s Universal Data Importer allows you to use information from virtually any application that will output a text database file. That’s because the engine behind WinStack is a highly efficient and specialized spreadsheet. With 20 pre-defined fields and 16 user-defined fields, the WinStack  spreadsheet is easily configured into the format you require. Most users are satisfied with the pre-defined fields, which conform to popular software for lease analysis, property management, and spreadsheet applications. These fields are integrated with self-calculating print variables, allowing you to derive the information you really need, such as Average Floor Base Rent. User-defined fields allow you to tailor WinStack for more complex tasks.

WinStack includes pre-defined import templates to handle data from ArgusTM, as well as popular property management programs such Skyline, Yardi or Timberline. Additionally, WinStack  allows you to quickly create an import template to import data from spreadsheet applications such as Excel, or any application that can export ASCII text in a delimited format.  WinStack can even import from report formats for those applications that don’t have a database export capability.

After you have imported the files, simply assign floors to each tenant according to their suite numbers, if that information is not contained in the data.  WinStack can automatically add up the tenant square footage if you do not have the total square footage for each floor.

COLOR-CODING

Once you have entered data for a specific commercial property, you can create Stacking Plans with tenants color-coded in any particular manner whether by a specific Lease End Year or a range of years. Color-coding could be done by ranges of base rent, different colors for different tenants. The methods are unlimited!

WinStack provides a true 24-bit palette and 50 patterns specially tailored for contrast, so the color combinations are unlimited. You can even have patterns on top of colors to perhaps represent Sub-leases, Right of Refusal, etc.  It’s that easy to present colorful, lively and informative charts on your commercial properties.

Color-coding lists are easy to change. You can accomplish this either by directly editing the coloring criteria or choosing from a list of pre-defined or user-customized templates that are specialized for that item.
