With WinStack FloorPlan (WSFP), you can view tenant space both vertically and horizontally to help manage commercial and residential property down to the square foot. This remarkable software package allows you to analyze buildings floor by floor, whether it’s an office tower, retail space, industrial building, apartment building or condominium complex. You can display adjacencies and color-code spaces according to the criteria that you define. With WSFP, your options for analyzing property are almost limitless.
There are similarities and differences between the normal WinStack and WinStack FloorPlan (WSFP) system. These, in brief, are:
- both systems have only one file per property. The single data file contains all the tenant data and the floorplans.
- both systems use both pre-defined configuration files or templates as well as user-customized files which are automatically used to format the stacking plans. All the same flexible, interactive capabilities available within WinStack are available with WSFP.
- WSFP can generate stacking and floor plans for only one building at a time.
WINSTACK FLOORPLAN PROVIDES ONE COMPREHENSIVE PACKAGE
With the speed of real estate transactions today, property owners and managers and leasing agents need a new way to provide timely, professional information to decision makers. WinStack FloorPlan allows you to compile all your tenant information in one file per property including accurate building floor plans that you can modify with ease.
Now you can maintain tenant information, create stacking plans, display accurate and professionally color-coded floor plans from one property file. Then, e-mail the entire package of reports to appropriate personnel for timely, comprehensive presentations.
WinStack FloorPlan imports floor plans in a variety of formats. Users then use easy-to-use drawing tools to trace tenant spaces and then assign specific tenants to these spaces.
WinStack FloorPlan recreates floor plans, for any single or multi-story building whether retail, office or industrial, which allows you to visually display the status of tenants on any particular floor. You can show lease expirations, tenant options, or any data category you choose in a color-coded format that gives impact to your presentations and reports. All you need is a set of floor plans for the building which could be in a variety of different graphical formats,i.e., jpg, gif, png, tiff. If you can operate a PC with Windows, you’re in business.
ACCURATE & RELIABLE
Tenant data either be imported from another system, pasted from a spreadsheet system or manually input. You then simply import the floor plan files and “red line” or draw lines around the tenant spaces on each floor. Then, when you create a new or select an existing color-query, WinStack FloorPlan automatically converts the instructions into color codes and patterns and displays the visual information in the Stacking Plan and Floor Data sections. You instantly see the status of tenants on any given floor including the square footage for each tenant.
WinStack FloorPlan’s datafile has standard pre-defined fields, including Floor Number, Unit, Area, Tenant Name and Expiration Date and user-defined fields to let you track items such as Lease Type (yearly, month-to-month, subleases, or other conditions), status, rent/sf and sales/sf. in the Floor Data section and the Stacking Program. You can see quickly and easily how tenants relate to others in the building and on the same floor.
In the Color Query section, you can assign color codes to tenants based on specific items in each field. For example, you can visually identify tenants according to expiration dates (by month or year), tenant status, ranges of rental and sales rates or any data in the database.
Once you assign color codes, WinStack FloorPlan automatically displays this visual information in a floor plan or vertical stacking plan format. WinStack FloorPlan’s Stacking plan module displays a graphic cross-section of the building to highlight information from each of the fields in the database.
Each floor of the Stacking Program contains tenant boxes with pertinent information, such as the tenant name and square footage of the lease. When you change values in the database, the information in the tenant boxes changes accordingly. Part of the information is displayed as a color code. For example, if you choose to emphasize expiration years, blue boxes may denote tenants whose lease expires in 2011, while red boxes may denote 2015. If you highlight vacancies, they will be the only boxes to receive color.
WinStack FloorPlan’s Stacking plan module has the same level of detail or sophistication as the interactive version of WinStack, in fact, they are the same systems, but with additional Floor Plan capabilities. It can produce one stacking plan at a time. The Stacking plans can either be printed or created as PDF files.
The heart of the software is the Floor Plan section, where you view and modify tenant information on floor plans. Using WinStack FloorPlan’s line drawing tools, you define tenant spaces on each floor by tracing simple lines over the floor plans. As Floor layouts change, you simply redraw the lines on any given floor to show how particular spaces are reconfigured, including subdivided and combined space.
